Masonry covers any load-bearing or decorative assembly built from stone, brick, block, or engineered cementitious units, joined by mortar. In practice the craft breaks into three categories. Structural masonry refers to walls, piers, and foundations that carry building loads. Veneer masonry is the visible outer wythe of a cavity wall, bonded but non-structural. Restoration masonry covers repointing, unit replacement, and mortar matching on buildings already in service. A. Pennacchi & Sons works across all three categories and carries crews specialized in each, which is uncommon in our region and the reason institutional clients retain us for multi-phase envelope work.

Why Mortar Matching Matters More Than Brick.

The single most common cause of premature masonry failure in New Jersey and eastern Pennsylvania is mortar that is harder than the brick it binds. Pre-1930 buildings were laid in lime-based mortars that flex under thermal cycling and absorb moisture without damaging the brick face. When a later owner has the joints repointed with Portland-heavy mix, the brick becomes the weakest point in the assembly and begins to spall. We reverse this damage by grinding out the incompatible mortar and repointing with a lime-based mix tested to meet or exceed ASTM C270 Type O or Type K for the original assembly. Every mortar sample is color-matched against a reference joint and cured before final installation.

I had a roofer come out for a small leak in my attic. He fixed it and while up on the roof took pictures of my chimney. Told me I had a big problem. Lot of mortar missing. I called A. Pennacchi & Sons. Paul came out the next day. He told me what needed to be done and gave me a price. I asked him if I should add a few bricks to the top. He said "why do you want to spend more money?" What contractor says that? The men came out a few days later. On time, polite, got right to work, and cleaned up like they were never there. Paul had given me a choice of colors. His price was the best one. My chimney now looks absolutely beautiful. I would give them 10 stars.

Pennacchi sealed our basement 2 years ago. After a recent heavy rain we noticed seepage and asked Pennacchi to look at it. They sent Nick, who did an excellent job diagnosing the problem, finding the most likely seepage site, and then repairing it. Nick came by the next day, inspected the repair, and also improved sealing of 2 utility pipe entries. The rapid response, competency, diligence, and follow-up were excellent.

Water was getting into my house because of the old brick exterior. It needed to be repointed and painted on the interior. Although this was a very small job, Paul and his son Paul Junior were incredibly professional, listened, and addressed my concerns. I left their crew to complete the work without being home and everything was safe and secure when I got back. They kept their work areas clean and took away their trash. Paul’s price was the most competitive. HIGHLY RECOMMEND.

My basement was leaking really bad and had 2 different companies come out and try to fix the problem with no luck. Decided to try a third time and luckily I came across APS. They came out and did amazing work and solved all my issues. Put in a French drain, sump pump, and stuccoed the walls. They had to fix all the problems the other companies did, and it was a great experience working with them. Paul was extremely professional. Highly recommend if you need the job done right the first time.

Cost Of Waiting

Every Season Of Delay Makes The Fix Bigger.

Masonry failure is not a maintenance item. It is a cascade. A hairline mortar crack lets water in, freeze-thaw widens it, brick spalls, the wall destabilizes, and what was a modest repoint two winters ago becomes a full-envelope rebuild. On every masonry project we quote, the scope is always smaller now than it will be next year. The earlier you book a site visit, the smaller the job.

How Long Does A Full Masonry Repoint Last?
A properly executed lime-mortar repoint on a residential chimney or facade lasts 60 to 100 years when the original brick is sound. Portland-heavy mortar repoints, which are still sold across the region by less specialized contractors, typically fail at 15 to 25 years and often take brick faces with them. We only use compatible mortar types.
Do You Work On Landmarked And Historic District Buildings?
Yes. We regularly hold work in Princeton, Doylestown, Trenton, Philadelphia, and Manhattan historic districts. We coordinate with the applicable landmarks commission, submit mortar samples for approval, and document the scope to the standard required for state and federal tax credit filings where applicable.
Can You Match The Original Brick When Units Need Replacement?
For buildings older than 80 years, we source reclaimed brick from salvage yards in the Mid-Atlantic region, matching by clay body, size, and weathering pattern. For mid-century buildings we can special-order from manufacturers who still produce historic dimensions. We do not use oversized modern brick on pre-1950 assemblies.

Pricing is scope-dependent. Access, masonry condition, mortar-matching complexity, lift height, and scope size all drive the number. Every estimate is priced onsite as a fixed-total written proposal. No time-and-materials, no hourly. Request an estimate for an accurate price on your project.

Emergency structural work is scheduled within 5 to 10 business days. Full-scope restoration projects typically schedule 4 to 10 weeks out depending on season. We do not oversell our schedule to win a deposit.
